Hello, everyone, this is Juan Carlos Gastelum, I am a real estate investor in Texas. And today we’re here at the 20-unit multifamily building that we have under contract in Edinburg, Texas. This is a written segment of a series of videos: Today is December 13, 2021. Now we’re in the process of working with the lender in getting the loan approved. Just came back here to see how many parking spaces are actually available per unit. Apparently, there are only thirty six parking spaces, 20 in the front and then 16 out with the covered carports. So that doesn’t make any difference in the value of the property or in the cash flow that the property producers. But we had miscalculated the amount of parking spaces that we had here at this property, so we’re going to take that into consideration for managing purposes. Happens if this property has a new roof and is guaranteed for life. That a heavy duty guarantee for life will be replaced in 2021.
It’s very quiet. Texas roofing pros apparently did the roofing. This is what it looked like from the outside. I think just a little bit of a cleaning up on the landscaping would really spruce it up. Maybe a nice sign. (for a look, go visit our YouTube channel at onewaytexas). That said, it looks like only landscaping, and it doesn’t need much to raise rents to at least $100.
