Hello everyone. This is Juan Carlos Gastelum. I am a real estate investor in Texas. I recently visited one of our units in our 20 unit multifamily in Edinburg, Texas. I personally oversaw the work throughout the rehab where our team was pretty much going through the whole unit and doing some painting, installing new flooring, fixing up the kitchen, getting in a great looking backsplash, just to mention a few of the nice amenities. We installed a fire extinguisher and smoke detectors to make sure people are safe. Our mission is to provide our tenants with a safe, clean and affordable place to live. So we’re upgrading this unit and other units and we’re preparing a CapEx budget for whole property so that when we finish turn it around, we can reach certain financial metrics. One of our metrics is 13% cash-on-cash return.
